Learn MoreChimney ages and weak spots in Fillmore
Heavy damage hit downtown and many homes in 1994, so a chimney's history here often splits into before and after. Older unreinforced or lightly reinforced stacks may have been repaired back then, and that repair is the thing we want to read. Temperatures swing more than they do on the coast, which works on mortar and crowns year after year. Rain from November through March then finds any crack that remains from the Northridge shaking, so leaks often tell the story.
Ages on These Streets
Most homes are detached, with about 1 in 7 from before 1950 and a large share of later houses.
What Wears Out First
Repairs and cracks left from 1994, then mortar and crowns stressed by wide swings between warm days and cool nights.
How We Sort It
A 1994 patch either holds or it does not, and only a failed one gets moved up to urgent.
