Turnover day goes better with a chimney on file
Plan a building visit
Fill in the form with the address and how many fireplaces the property has and we will respond.
Between tenants
An empty unit is the easiest time to get at a chimney. Nobody is cooking dinner, the hearth is cool, and we can work without moving a family.
Tell us how many fireplaces the unit or building has. We plan one visit that reaches every one, and we do not come back for a second flue on another day.
Not all fireplaces are the same age
A building can hold an old brick chimney, a metal factory-built unit and a gas insert. Each ages differently.
We work out the type and era of each one first, then check the parts that wear out soonest. The report names every fireplace, so the file shows which unit said what.
The report for your records
The report and photos reach you on the day we inspect. Pass them to the owner, the board or your maintenance lead.
Notes sort into now items and later items. A now item is a condition that is below NFPA 211 or the local code and needs work before use. Crown, liner or masonry repairs get a quote after the visit.
How the per-fireplace price works
Each fireplace is billed at the Level 1 or Level 2 figure. Multiply that figure by the number of fireplaces.
A sweep is priced the same way. We work out of El Segundo and serve Hermosa Beach, Manhattan Beach and the properties around them.
Per-fireplace pricing
Level 1 is $52 and Level 2 is $375 for each fireplace, and sweeps start at $210.
- Sweep visit
- from $210
- Full Level 2
- $375
- Visual Level 1
- $52
Multiply the figure you choose by the number of fireplaces on the property.
Manager and HOA questions
Do you visit once for the whole property?
Yes. We do the whole property on one trip.
Will the findings be split out by unit?
Yes. It names each fireplace, with its own findings and photos.
Can I mix Level 1 and Level 2?
Each fireplace is priced at the figure for the level it receives. Tell us the plan when you call.
Count the fireplaces, then call us
Share the address and how many fireplaces there are. One visit follows, and the named report arrives with its photos the day we inspect.
