Homestead Chimney Pros

A Level 2 report you can forward the same day

Book a sale inspection

What lands in the inbox

One email, one report, one folder of photos. It arrives the same day as the inspection, so there is no follow-up to wait for.

The report says what kind of chimney the house has: brick or factory-built, wood or gas, and roughly which era the build belongs to. The findings come with photos from the scan.

The client decides who reads it. The buyer, the seller and either agent may be copied. Say so when you book if one person should see it first.

Age first, then the checks

A chimney from an older house wears out in different places than a recent rebuild or a metal unit set into a wall. So the visit starts by working out which one you have.

Then the checks run in the order that age tends to matter. The Level 2 adds a video scan of the whole flue, and whatever attic, crawlspace and roof we can safely reach, which a glance from the hearth never reaches.

Now items and later items

A buyer reading a chimney report can see what is a problem today. We write the notes in two piles.

  • Now: something that does not meet NFPA 211 or the local building code, and needs work before the fireplace is lit.
  • Later: wear worth watching that does not change the answer this season.
  • In either pile, crown, liner, damper, mortar and masonry, smoke chamber and firebox jobs wait for a quote after the inspection.

Why a sale triggers it

NFPA 211 asks for a Level 2 whenever a house is sold or the title moves. Book before the buyer's contingency ends. Then the report is in hand while the contingency is open.

What happens next is for the buyer, the seller and their agents. We write down what the chimney shows and stop there, with no contract or legal advice. Our home base is El Segundo, and we cover Manhattan Beach, Hermosa Beach and Redondo Beach, plus Inglewood and Los Angeles.

Sale inspection pricing

A Level 2 is $375 and a Level 1 is $52, the same figures for every house we visit around the South Bay.

Level 1 inspection
$52
Level 2 chimney inspection
$375

A Level 1 stays with what the eye can reach. The flue video belongs to the Level 2 alone.

Questions from sellers and buyers

Who can receive the report?

Whoever the client names. That can be the agent, the buyer, the seller, or any mix of them.

Do I need a Level 2 or a Level 1?

A sale or transfer is the case NFPA 211 points to for a Level 2. A Level 1 is a surface look at the parts you can get to.

What if the report lists problems?

Listed conditions are items that miss NFPA 211 or the local code. The buyer might ask for the work, a credit or another visit. The parties settle that between them.

Is a Level 2 a government pass or fail?

No. It is a documented look at the chimney, not an official ruling.
